MoveOntario 2020: Hurray!
In the Ontario area a major public transport overhaul has been highly expected by the public since 2007. Increasing subways, trains, bus lines and selected highways are just a few of the 52 transit programs in the 12 year ‘MoveOntario 2020′ plan. The largest beneficiary is expected to be GTA. Real estate demand is expected to climb in the affected areas with a decisive effect on the environment being seen by those that live in Toronto.
Growing values on Real Estate
Working out how real estate prices are estimated is complicated but the most important variables when working out property prices is accessibility. Property values near railway stations will increase according to various studies. A comparison was made in Portland between houses within a 500m distance of a light railway station and those located further away. The houses nearer the station sold for 10% more. Within a recorded half-milearea of new stations there will be a positive growth in property prices.
Air quality: a genuine environmental impact.
Since exhaust gasses contain number of particles unsafe to humans, being inhaled long term, they slowly pollute our bodies, causing number of serious diseases and often leading to premature death. The systems in our body most impaired are the respiratory (lungs) and cardiovascular (heart & veins).
Contaminants and fine particles enter our body as we breath. As air is not pure these particles stay in our lungs causing irritation and in some cases irreversible damage. Air pollution can either cause or worsen asthma or bronchitis or other continuing respiratory disease, it can cause blood clotting or heart attack and of course it can eventually lead to untimely death. Although the research still continues, there are about 1,700 untimely deaths associated to the air pollution in Toronto every year.
What about the drivers?
The reorganization plan claims to be designed to lesson greenhouse emissions by replacing about 300 million car trips. But will this really work? Is this really the best idea for cleaner air? Day to day drivers must not be neglected, but this program aims to focus on the public transport system. This includes railways, bikers and pedestrians supporting people to use these modes of transportation. Traffic jams are common place amongst road users, the average Toronto driver spending on average 67 hours per year stuck in them. A study into congestion (http://www.hastebc.org/haste-news/torontos-war-cars) has found that 70% of all trips in Toronto will still be made in cars in 20 years. This is notwithstanding the increased scope of other means of transport. For example, I’m pretty sure that most of my colleagues working in real estate in Toronto will never give up their cars no matter the cost or availability of public transport system.
Ideas to purify air conditions must showgoals to eliminate congestion and increasing traffic flow in general as exhaust gas is higher when traffic is stop-and-go. Or maybe the way to go is to find inspiration in the recent plans of Israel or Denmark. Denmark and Israel have given exemptions and built charging stations so advocating the electromobile vehicle. GTA should not rely solely on improving the capacity of the public transport system. It has to answer the requirements of those who chose cars as their primary means for transportation.
