If you are really keen on getting a low rate for the refinance, then you will have to maintain a good credit score. If you do not have a good credit score, then the lenders will not offer you a good rate eventhough the market rates are very low. Refinancing is also a bad idea when your property has significantly devalued since your original mortgage rate is bound to be higher than the new one. Also, even though you may be in urgent need of money, it makes no sense to refinance home mortgages when you have only a few years left to pay back your current loan since you will end up paying more in the long run.
